Window Sash Repairs

Window sashes need to be checked regularly for mold, mildew, and damage. You can save future repair costs by catching problems in the early stages, before they become out of control.

The sash is an inside frame that is able to move upwards and downwards in windows that open. This article will show you how to perform several simple sash repair.

Weather Stripping

Wood window sashes provide the classic look to your home and, when properly maintained, they can last for years. However, they can be damaged or degraded over time, due to exposure and normal wear. However, sash repair experts can restore your windows back to their original condition and keep them looking great for a longer period of time than replacement windows.

Weather stripping is the most important thing to address when repairing windows that have sash. It's located on both the frame and sash. It could cause drafts if worn out or loose. Start by identifying the brand of window and the glass manufacturer's date (etched on the glass's corners, or the aluminum spacers between panes). Then, remove the sash and mark its height and width to find new weather stripping that matches.

Then, take it off and set it on a work surface so that you can reach all four sides. If your sash has a double-hung, you'll have to remove the weights as well as their ropes, which should have fallen into the intended pocket in the jamb liner. After you have removed the sash using the utility knife, remove the weather stripping that was left by hand or using a putty knife.

After the sash is cleared, you can replace the parting stops. These are long pieces that separate the sashes. Pam likes to replace them with standard 1/2-inch-by - 3/4-inch window trim from the lumberyard. However, you could also use a piece of scrap wood.

After removing the stopper for the parting and cutting it to length, apply a thin coat of glazing compound over the bottom of the sash. This will help protect the putty and give your sash a fresh look.

Sash Hardware

The hardware that supports window sashes prone to wearing out from age and use, and the result can be a door or window that isn't able to open or close easily. The good thing is that fixing and replacing this hardware is usually very simple and cost-effective. If a sash isn't easy to operate, try spraying some lubrication into the jamb channel, and then open it to see if that fixes the problem. If the problem persists it's most likely to be due to the sash's balance. You'll need to remove the window sash in order to get access to this part of the hardware.

Ideally, window sashes should swing open and closed with very little effort, but this is difficult when the weights wear out or if the sash that joins rail isn't properly coated. This problem could be caused by various reasons that include the lack of maintenance or an unmatched weight rating.

If the hinges on windows begin to slide, this can cause the sash drag, and then eventually to hit the frame at the opposite corner (Photo 1). To address this issue, first make sure the sash fits squarely in the frame's opening and then take it out of the window. If the sash has been screwed to the hinge arm, you'll need to unscrew the hinge arm and replace it (Photo 2). Install the new sash next (Photo 3).

Sash Weights

Sash weights are composed of iron or lead cylinders that are encased in a hidden cavity and attached by ropes to the movable window sash. They are counterbalancers, allowing the window to be closed and opened without using mechanical or electrical devices. If they fail, sashweights are usually neglected or not used by homeowners.

A weight from a sash that fell out of the cavity is difficult to recover and you'll need to find a new one that fits correctly. You will also require a new piece string, a length of sashcord and a few sashpulleys to secure the new weights to the cord.

Mortise and Tenon joints are used to join windows made of older wood. The wood pegs that keep the components together can be removed using a pin punch and hammer. The majority of these pegs are big on one side, but smaller on the other. It is essential to first remove the smaller diameter sides. Sashes that were made later in the century used glue instead of pegs and can be separated by cutting the glue line using an instrument, and then tapping the mortised section loose with mallets.

Once the sash has been released, you can remove sash stops and access the pockets for weights. This is usually done through an opening at the bottom of each jamb. The hole is then covered with an unfinished wooden panel that can be removed to reveal the interior workings.

After you have the sash stopped and the access panel removed, you'll be able to remove the old sash weight and replace it with new. Make sure you weigh the sash before you do this, since the weights that were previously used may be different sizes than what is needed. After the new weight has been installed, thread a string through the sash pulling mechanism. Then, you can attach the string to the boxed frame. Leave a few inches of space at the end of the string to allow future adjustments.

Sash Cords

Most old double-hung windows have a cord or chain connected to the weights that keeps the sashes balanced within the jamb. As time passes, these cords may become damaged and render it impossible to raise windows. A new sash cord will give you the ability to move the sash upwards and downwards and hold it in place when opened.

To replace sash cords the first step is to remove the access panels from the jambs. They are typically attached by nails or screws and 257634 must be removed. You might be able to use a hammer or chisel for removing them but it's best to lay down dust sheets before beginning any work.

After the access panel has been removed, you can begin working on the sash. Prise the narrow parting beads (also known as "tie rails") out of their grooves using a chisel or flat bar. They are typically wedged into or nailed in, but they can be prised free and it's worth your time. If the sash remains in place, pull the mortise-and-tenon joints out with a screwdriver or hammer, then remove each wood peg. You should now be able to move the sash around without difficulty, though it might require oiling if it seems stiff.

With the sash open With the sash in an open position, measure the sash chain or cord to extend from the pulley at the top of the jamb to the sash slot on the bottom. Cut the cord/chain and then attach it in Step 6 above. You can either employ a hammer, screws or nails, however nails are less likely to cause damage.

It is best to keep the original weights in place unless you've purchased a kit to replace the counterbalance.
